Why Manufactured Housing Is the Smartest Choice for Affordable, Sustainable Living

Why Manufactured Housing Is the Smartest Choice for Affordable, Sustainable Living

According to the Manufactured Housing Institute (MHI), manufactured homes are a vital component of affordable housing in the United States, providing homes for over 22 million people nationwide.

These homes now represent 9% of all new housing, making them the most affordable type of non-subsidized housing available today.

With an average cost of $82,000 compared to $128,000 for site-built homes (excluding land costs), manufactured homes offer an incredible value.

Manufactured housing and the communities that Roots Management Group offer come with the flexibility of one, two, or more bedrooms and bathrooms, and include parking, space for children to play and ride bikes, resort style amenities, and the comfort of a place to call home.

Manufactured homes have become the essential home for some or a second more seasonal "snowbird" option for others. Since Roots Management Group has over 200 communities across the United States we have something for everyone and every budget.

If you are searching for a new or pre-owned home, manufactured housing offers an excellent option, combining affordability, convenience, and sustainability.  “There are a number of financing options available - some for as little as 5% down for qualified buyers!” says Rose Graham, Divisional Sales Manager who points out that it’s a great time to become a homeowner.

The cost to maintain and operate a manufactured home is dramatically less than a traditional stick built home- especially when you take a look at the construction methods and energy-efficient features.

Here are the reasons behind the benefits of manufactured housing:

  • Reduced Waste in Construction: Manufactured homes are built in factory settings, which significantly reduce material waste. In contrast, a single site-built home can generate up to 8,000 pounds of waste, much of which ends up in landfills. Factory construction allows excess materials to be reused on other projects, minimizing environmental impact.
  • Lower Carbon Footprint: Building homes in a controlled environment reduces the number of trips workers and materials need to make to the site, compared to traditional construction, which requires multiple deliveries and on-site processes.
  • Energy Efficiency: Manufactured homes often incorporate energy-efficient windows, insulation, and appliances during the construction process. This ensures they meet or exceed modern energy standards, making them more sustainable than many older stick-built homes.
  • Efficient Land Use: Manufactured home communities maximize land usage efficiently. They typically use smaller lots with communal green spaces, reducing maintenance needs like lawn mowing, which helps lower emissions.

Today’s manufactured homes feature open floor plans designed to maximize natural light and functional space. Modern, state-of-the-art appliances, granite or quartz countertops, kitchen islands, double-pane windows, and built-in systems for smart lighting, thermostats, and security are just a few of the updates that reflect the evolution of this industry.

Manufactured homes have come a long way since their introduction in the 1920s and 1930s when they were initially developed to meet the demand for portable housing for families on the move due to construction of national highways.

Despite their humble beginnings, manufactured homes continue to grow in popularity as a viable and affordable housing option, offering a chance to live in a thriving community. At Roots Management Group, we are proud to support over 200 communities across the U.S. that include both active adult 55+ and all-age family communities. Residents enjoy a wide array of amenities, including community pools, saunas, pickleball and basketball courts, playgrounds, and dog parks. Roots communities provide a welcoming and supportive environment where people can connect through social events, holiday celebrations, and shared spaces that foster a sense of belonging and enrich the lives of residents.

It has been well-documented that strong communities contribute to residents’ well-being and can empower individuals to thrive. With manufactured housing, that sense of community isn’t just a bonus—it’s a way of life. At Roots Management Group, we’re dedicated to providing affordable, modern homes in communities that help individuals and families live their best lives together.
