What does MH stand for?
Manufactured Housing. This is a new term for what used to be called “Mobile Homes,” which has become a misnomer. While MH homes can technically be moved, manufactured homes are different from the mobile homes of the past and are not often transported between communities.
Today’s manufactured homes are high-quality, energy-efficient and must meet government standards for both construction and installation.

How does manufactured housing help solve the affordable housing crisis?
Manufactured homes are built in factories, making them highly efficient to build while still meeting the same construction standards as a traditional "stick-built", home. On average, a manufactured home will be 50% cheaper than a comparable "stick-built" home.
Tenants renting manufactured homes receive the benefit of these efficiencies by paying lower rents, as compared to similar multi-family units, while living in a single-family home, utilizing shared community spaces, and having professional management that focuses on maintenance.

Are the stigmas about manufactured housing communities and homes true?
Here at Roots, we fully understand the hesitation surrounding manufactured housing. With such a rough history, it is no wonder most people assume there are no quality manufactured homes or management. However, we seek to break stigmas and transform the manufactured housing industry into the opposite of what it was associated with in the past.
Because our manufactured homes are so cheap, people assume the quality of the homes is sacrificed. At Roots, we do business efficiently to save costs in other areas besides homes. While it is true that manufactured homes are constructed differently, they are subject to comprehensive building codes and regulations specific to their type. Modern manufactured homes can offer high-quality construction and amenities comparable to traditional homes.
Some stigmas associate manufactured housing communities with negative stereotypes about the residents or the neighborhoods themselves. It is essential to remember that community dynamics can vary greatly between different manufactured housing communities, and at Roots we highly prioritize inclusion and friendliness, starting with our community managers.
Another stigma is that manufactured homes have shorter lifespans compared to traditional homes. However, with proper care and maintenance, manufactured homes can have a similar lifespan to traditionally built homes. Also, improvements in construction techniques and materials have improved the durability of manufactured homes greatly.

Are manufactured homes safe in areas threatened by hurricanes and tornadoes?
Yes! Standards established by HUD in 1976 set guidelines for all new manufactured homes which made construction standards equivalent to traditional "stick-built" homes. In some states, special “setting” requirements have been established to verify that all manufactured homes have been installed correctly.

Yes! Ultimately, we want our residents to become homeowners. We have an established home sales team whose primary focus is to help residents walk through the purchasing process, including finding the best financing available.
We have both new homes and previously occupied rental homes available for sale.

How long does it take for a new home to be delivered and set up?
From the time an order is placed with a manufacturer, the new home is delivered within 6-8 months. Once received at one of our communities, set-up takes an average of 75 days.
