The 2025 Louisville Manufactured Housing Show is a premier industry event, bringing together manufacturers, vendors, and experts and showcasing over 40 manufactured homes (we walked through each one!), it's an opportunity to highlight new features, and discuss emerging trends.

One of the standout speakers at the event was Suzanne S. Felber, the renowned owner of Lifestylist®, who has dedicated her career to redefining home design. We had the opportunity to sit down with Felber to gain insight into the future of manufactured housing and the design elements shaping the industry in 2025.

A Passion for Manufactured Housing 

"Manufactured housing is my biggest love," Felber shared. "I’ve designed multi-million-dollar homes and builder show models, but working in this industry feels more impactful. The precision build and efficiency in manufactured housing make it incredibly rewarding." 

Since 2000, Felber has been at the forefront of manufactured home design, and she has witnessed a significant shift in the industry. "In the last five years, we’ve become much more professional, and consumers are taking notice. The misconceptions about manufactured housing are fading, which is great for the industry."

Design That Sells 

Felber’s expertise lies in creating model homes that resonate with buyers, often leading them to purchase homes fully furnished. "One of my recent projects in Texas, was a challenge I set for myself—to see how quickly a model home could sell. A buyer came in and purchased it, decor and all!!! That’s the power of great design." 

Her approach emphasizes using timeless pieces rather than chasing fleeting trends. "I once designed a model using pieces from Clayton Homes’ warehouse—some were 15 years old—but good design is timeless. It won first place from Manufactured Housing Institute (MHI) for Best Design." What’s In and What’s Out for 2025 

Felber sees a shift away from stark white interiors and more homes headed toward warmer, natural tones. "I’m seeing more desert-inspired hues—sand, tawny, and soft, leafy greens instead of intense moss greens. These colors trigger emotional responses and create a sense of comfort and well-being." 

Lighting is another crucial aspect of home design, particularly for seniors. "Your eyesight changes as you age, so proper lighting is essential. Many still use outdated LED lighting, but the latest LED bulbs allow you to control warmth, creating a more inviting atmosphere."

Felber also highlights the rise of "dopamine design," a concept focused on surrounding yourself with elements that bring joy. "Whether it’s family photos, heirloom furniture, or artwork, incorporating pieces with sentimental value makes a home feel truly personal." 

Space-Saving Solutions and Outdoor Living 

With the growing demand for smaller homes, Felber emphasizes strategic design choices. "Cavco created a 400-square-foot home with a full kitchen, rooftop deck, and patio. The key is avoiding oversized furniture and keeping the center of the room open to make the space feel larger." 

Storage solutions are also evolving. "Clutter is out. Butler pantries are gaining popularity because they add storage without taking up visible space. I’m also seeing an increase in dedicated ‘Zoom rooms’—small, functional spaces for video calls." 

Outdoor living continues to be a major trend. "Electric grills and induction cooktops are huge. I recently discovered an induction cooktop that seamlessly integrates into countertops and runs on minimal electricity—perfect for small homes." 

Manufactured Housing as an Affordable Solution 

Felber is passionate about educating people on the benefits of manufactured housing, particularly in land-lease communities. "Owning a home in a land-lease community eliminates property tax concerns and allows homeowners to build equity instead of spending on rent. It’s an affordable path to homeownership that more people should consider." 

She also works to combat outdated perceptions of the industry. "I collaborate with cities to educate officials on the affordability and quality of manufactured housing.

Manufactured homes are built by local workers, benefiting both residents and the community."

Felber has built the Lifestylist® brand around her passion for great design, food, and wine. As a founding member of the Beko Healthy Kitchen Council, she advocates for sustainable, health-conscious living. Her design philosophy is rooted in practicality and longevity—ensuring that homes are not only beautiful but also functional and attainable.
