We operate slightly different. When we acquire a community, our goal is to truly empower that community manager to drive that business. Rather than make them a check collector or a home salesperson, we spend an enormous amount of time and energy to educate them.

We teach them the income statement in the business plan of managing a budget, as well as how that budget and that plan works with their homes plan and their CapEx plan. Over time, we move occupancy and we move the quality of the community up.

Regardless of someone's age, their education – people do want to learn and grow and they want to feel empowered.
