When most people think about buying a home, they picture springtime with flowers blooming, “For Sale” signs popping up, and moving trucks filling the streets.
But in manufactured housing communities across the country, winter is quietly becoming one of the smartest times to buy.
At Roots Management Group communities, we see it firsthand, home buyers who choose to move during the winter often enjoy more flexibility, less competition, and a smoother buying experience overall. While every season has its advantages, winter offers some unique opportunities for those ready to take the next step toward homeownership.
This year, winter buying comes with an added financial advantage: tax season.
According to CNBC, many Americans are expected to see larger tax refunds in 2026 due to 2025 tax changes that increased standard deductions, expanded child tax credits, raised state and local tax deduction limits, and added new deductions for seniors, auto loan interest, tips, and overtime pay. Because IRS withholding tables were not updated, paychecks largely stayed the same, meaning many workers may see the benefit when they file their returns.
Experts estimate refunds could be 15% to 20% higher on average, giving many buyers a stronger financial position just as winter home-buying opportunities open up.
During the colder months, the housing market tends to slow down. For buyers, that can be a good thing. With fewer people shopping at the same time, buyers often have more opportunities to explore available homes without feeling rushed.
It also allows sales teams to spend more one-on-one time with each buyer, walking through options, answering questions, and helping match them with the right home for their lifestyle and budget.
“Winter buyers face far less competition than they would in the spring or summer,” said Kyle Herschberger, Divisional Sales Manager at Roots Management Group. “That means more attention from the seller and more time to really understand the home and the process.”
Kyle also points to a seasonal financial advantage:
“One of the biggest benefits of buying in winter is that our tax return match program is only available from January through April, which can make a real difference for buyers looking to maximize their purchasing power.”
With larger refunds expected this tax season, many buyers may find that winter provides both timing and financial leverage.
Winter can also mean shorter wait times. Manufacturers, transporters, and installers often have more availability compared to peak spring and summer seasons. This can help buyers move through the process more efficiently, from selecting a home to preparing it for move-in.
It can also be easier to schedule movers, inspections, and utility connections during this time of year, which takes some of the stress out of an already busy process.
For buyers using tax refunds toward down payments or closing costs, this smoother timeline can help align financial readiness with move-in schedules.
Buying in winter gives buyers the chance to experience a home in real-world conditions. Heating systems, insulation, windows, and energy efficiency are put to the test when temperatures drop.
“Today’s manufactured homes are designed specifically for the regions where they’re placed,” Kyle explained. “Homes in colder climates are built to meet snow load standards for that state and include features like dual-pane windows and proper insulation for winter conditions.”
He also highlights energy efficiency as a major advantage:
“All Clayton homes are E-Built, which can result in energy savings of up to 40% compared to a standard build. Buyers can actually feel the difference when they tour a home during cold weather.”
Rather than guessing how a home will perform, winter buyers can see firsthand how warm, efficient, and comfortable their future home really is.
For some buyers, winter is simply when lifelines up. Job changes, family needs, downsizing, or financial goals often lead people to look for housing at different times of the year.
Kyle encourages buyers not to wait for spring just because it feels traditional.
“Whether you’re renting from us or somewhere else, renting means your money is going to someone else’s investment,” he said. “When you buy, you start building equity right away.”
With CNBC reporting that larger refunds could temporarily boost consumer spending, winter buyers may see this season as a strategic moment to invest in long-term stability rather than short-term expenses.
Kyle also points out another often-overlooked benefit of winter moves:
“Spring brings pollen and allergy season. Winter buyers can get settled before this seasonal shift, which is something a lot of people don’t think about.”
While winter brings cooler temperatures, it doesn’t stop community life. Roots Management Group communities continue to offer welcoming neighborhoods, friendly neighbors, and shared spaces where residents connect. Many communities host seasonal activities or smaller gatherings that help residents feel at home even during the quieter months.
For new residents, moving in during winter can be a great way to get to know neighbors before the busier spring and summer seasons arrive.
Every buyer’s journey is different, but winter offers meaningful advantages, from reduced competition and smoother scheduling to real-world comfort testing and seasonal financial opportunities.
With tax refunds projected to be higher for many Americans, winter may be one of the strongest windows for buyers to move from renting to owning and start building equity sooner.
At Roots Management Group, our teams work year-round to help buyers find homes that fit their needs and become part of communities they’re proud to call home. Whether it’s winter, spring, summer, or fall, the goal remains the same: helping people achieve homeownership and build a future in a place they belong.
